Tri-State Appraisals leads the pack when it comes to technology

Innovating the Ordering Experience

In the past, a great deal of orders came in via fax and were confirmed with phone calls once we arrived at the office. Often, in this scenario, it might of taken quite a while to hear back to see if the order could be taken. Things are quite a bit different now and when an order is placed on the site, we receive a text message on our phones. We often log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if we've been able to talk to the occupant.

Tri-State Appraisals understands that real estate is all about timeliness. We aim to reduce waiting between communications since the speed at which we get things done directly effects your bottom-line. Through features on this website, we can actually speed up the entire appraisal process.

Using Technology in the Field

The appraisal process is nothing if not a data intensive process. We spend a lot of our time collecting the facts on the subject property and the local market data and trends. Tri-State Appraisals takes advantage of technology to close the gap once again.

Instead of using paper forms and pencils and then re-keying all the information back at the office, don't be surprised to see us with a tablet PC or collecting data using a program written for our phones that even lets us sketch a floorplan right on site. Rather than using that clumsy outdated tape measure, we're seeing that more appraisers are utilizing laser measuring devices that are quicker, more accurate, and can get into places that normal tape measures have always had problems with.

All of this technology ensures that the final report is as complete and accurate as possible, requiring fewer call-backs and revisions. A real money saver for busy appraisal clients.

Here at Tri-State Appraisals we want you to know you have ample options to receive your report.

At a very minimum, you can expect us to deliver your final report electronically as a PDF. Generally our clients are most comfortable with receiving PDFs attached to their e-mail. It's a lot faster than the old days before e-mail. But, we've even been able to innovate report delivery with this website.

Everyone knows how frustrating it is to lose a file. Or have you ever had problems sending or receiving an e-mail because it was too big? We've come up with a solution for those problems, too.  Whenever we send an appraisal, the client gets a link sent to their email to retrieve the PDF. So, at that point, it doesn't matter if all the extra photos and maps in the report result in a large file that would normally be blocked by e-mail. And the download link is good for 90 days. So if you lose the file, you can log back in here and retrieve it again without even calling us or waiting for us to get to a computer so we can send it again.

Finally, we use all digital workfiles...

It would be much easier if appraisers could never have to think about an assignment again after writing and giving it to the client. But one of the purposes of an appraisal is as a legal document outlining the condition of a property on a specific date. Therefore, appraisers need to keep their reports for 5 years, allowing them to recall any appraisal at any time to either defend the valuation or to be used in other legal proceedings.

Here again, Tri-State Appraisals uses all the technology available to us technology to improve service. By storing every aspect of the appraisal - notes, sketches, supporting documentation and calculations - along with the appraisal electronically, we skip the paper file cabinets and only need our computer to recall just what that report was about.

These are just a few examples of how we use technology daily. Investing in the right software, services, gadgets and gizmos allows the appraiser to deliver reports quicker, more efficiently and with higher degrees of accuracy.
